COMMUNITY RULES & REGULATIONS
All Landowners, guests and tenants are subject to community rules and regulations upon the purchase of a property within the community
DOCKS: Dock rentals or the storing of non-homeowner owned vessels are NOT permitted.
LANDSCAPING: All landscaping shall be maintained in an orderly manner. All palm trees must have dead fronds removed immediately. All coconuts must be cleared above public roadways for safety purposes. All lawns must be maintained and mowed regularly.
ROAD MAINTENANCE: Maintenance of road will be a shared financial responsibility with Seabird for lots with homes once they commence construction. Any construction damage to the road during construction or deliveries to a specific home must be repaired within 24 hours. If repairs are not complete within 24 hours they shall be completed by Seabird management at a factor of cost x 5x at the expense of the homeowner.
ROAD ACCESS: All vehicles must respect the maximum speed limit of 10 mph.
TRASH REMOVAL: By private contract by each individual homeowner.
PARKING: No parking or construction parking may happen along roadside. All automobiles must reside within lot lines.
LANDSCAPING:No creeping or invasive plant species may be used, including running grasses or bamboos of any sort.
PETS: Everyone must curb their pets. No dogs may be off leash in any public space, no loose on their property without perimeter fencing or electric fencing.
All rules and regulations are subject to amendment as necessary
